Regulation Acceptance

Booking the property implies acceptance of this regulation. The booker is personally responsible, also for the people accompanying him.

Rates
Prices are expressed in Euros and are intended for the entire apartment and for the requested period.

The agreed price includes consumption (electricity, water and gas), kitchen linen changed weekly, bed and bathroom linen changed weekly. The price does not include any damage caused to the structure and any other service requested by the customer which must be paid on site. We reserve the right to change the published prices of our apartments at any time and without notice. However, the price agreed upon at the time of booking (excluding any extras) will not be modified under any circumstances.

Booking & Deposit
It is possible to make an online reservation using the booking system on our website or other platforms.

To confirm the booking on our site you must provide your details, telephone number, e-mail address, holiday period, number of people. To confirm the booking, a 30% deposit must be received via bank transfer or PayPal as a confirmation deposit which will be held to guarantee the booking in accordance with our cancellation policy.

The balance will be paid upon arrival.

N.B. In the case of a bank transfer, the guest has 24 hours to pay the deposit.

In the case of a non-refundable rate, the entire amount must be paid in advance via bank transfer or PayPal. If the booking is not confirmed with the payment of a deposit, the booking will be automatically canceled and the accommodation will be made available for new requests.

Cancellation penalty
Reservations canceled up to 10 days before arrival will not incur any charge (Arrival 25th June = Free cancellation by midnight on 14th June), therefore the deposit will be refunded. Cancellations made after this deadline will result in the loss of the entire amount of the deposit.

In case of early departure, the entire agreed booking amount will still be retained.

In the case of a discounted, non-refundable rate, no amount will be refunded in any case.

The reservation must be modified or canceled in writing, if within the deadline, by sending an email and must be confirmed in writing by the managers.

Cancellation penalty August
In case of cancellation or changes made up to 20 days before the expected date of arrival, no fee will be charged. In case of cancellation or changes made up to 15 days before the expected date of arrival, 30% of the entire stay will be required. In case of cancellation or changes made up to 10 days before the expected date of arrival, payment of 50% of the entire stay will be required. In case of cancellation or changes made after this deadline or no-show, payment of the entire amount of the stay will be required. In case of early departure, the entire agreed booking amount will still be retained. In the case of a discounted, non-refundable rate, no amount will be refunded under any circumstances. The reservation must be modified or canceled in writing, if within the deadline, by sending an email and must be confirmed in writing by the property.

Accommodation unavailability
Should causes of force majeure prevent the booked accommodation from being made available to customers, the OWNERS reserve the right to find a similar structure and report it promptly in order to reduce any inconvenience to the guests.

In extreme cases of cancellation of the booking, the amount paid will be refunded to the booker without the latter being able to make further requests for compensation of any kind. Please note that apart from what you have paid, nothing else will be refunded or compensated. Therefore, no request for compensation will be taken into consideration.

Regulations on the management of holiday homes
As required by the regional law on rentals of furnished apartments for tourist use, the manager undertakes to change the linen weekly and clean the apartment at every change of customer. Any extra change of linen, requested by the customer, costs €15.00 per person, to be paid in cash at the change itself.

Linen means sheets and one set of towels (personal, face and shower) per person.

The accommodation units are equipped with beds, pillows and blankets, wardrobe, hangers, drawers, bedside tables or shelves, central lighting, bedside lamps or sconces, table for dining with chairs, armchairs or sofas in the living room with seats equal to the number of people that can be accommodated, broom, dustpan, bucket, floor mop. All this must be related to the number of beds.

The kitchens are equipped with a stove with oven, refrigerator, sink with drainer, a kitchen set, two kitchen knives, 1 sugar bowl, a coffee maker, a colander, a salad bowl, a grater, a citrus juicer, a bottle opener/corkscrew , a can opener, a milk jug, a bin with plastic bags, a tablecloth, napkins and kitchen towels. For each person who can be accommodated: two knives, two forks, two spoons, two teaspoons, two dinner plates, a soup plate, two glasses, a cup, a small cup.

The bathrooms, in addition to linen, are equipped with a waste bin, mirror and adjacent electricity socket, shelf, brush and bath mat.

Arrival – Balance – Security Deposit
At least 24 hours before arrival, given the absence of a reception service, the customer is required to communicate the exact time of arrival to the manager, in order to receive an adequate welcome. On the day of arrival, the apartment can be taken over from 4.00 pm to 8.00 pm.

Upon arrival guests must show a valid identity document. If valid documents are not shown, the reservation will be canceled and the entire amount paid will be retained.

You will be given the keys, you will be shown the apartment and together with the balance of the apartment, a security deposit of €100.00 must be paid for any damages and/or shortages. The security deposit will be returned on the day of departure after the manager has checked the apartment. In case of damage and/or shortages, compensation will be requested, assessed by the manager of the facility, to be paid before departure.

The following payment methods are accepted: cash, credit cards (visa, mastercard, debit card) and paypal.

Departure – Return of the property
On the day of departure, the owner or a representative will come to collect the keys and check the condition of the property. If it is released as it was delivered and if all the rules of this regulation are respected, the security deposit will be returned. Any damage caused must be compensated. The apartment must be vacated by 10.00 am, unless otherwise agreed, to allow for cleaning.

Animals
Pets are not accepted.

Rules during the stay
-Check the efficiency of the apartment and inform us of any anomaly or deficiency no later than 24 hours after your arrival, do not wait until the day of departure to inform us.

-It is strictly forbidden to copy the keys: trespassing, without authorization, constitutes a serious criminal offense punishable by law. In the event of loss of keys, a refund of €20.00 will be provided for the damage caused.

-It is forbidden to stay in the house in more than the maximum number of people allowed. It is forbidden to let foreign people in without having previously communicated to the manager and received express consent.

-The apartment will be delivered clean, sanitized and functional. The customer will have to arrange the daily tidying up of the apartment and will be responsible for its integrity, for this reason it is forbidden to move the furniture from its position. Upon returning the property, the customer will have the obligation to leave the accommodation in acceptable conditions, in particular the cleaning of the kitchenette and the dishes, which must be returned clean and tidy, under penalty of being charged additional € 30.00. Customers must also empty the refrigerator and the rubbish bin. Upon request, midweek cleaning is possible for a fee.

-The tenant is required to observe the common rules relating to quiet, especially in the afternoon and night hours, avoiding loud noises and shouts. Particular silence must be respected between 10.00 pm and 8.00 am and between 1.00 pm and 5.00 pm. Parents are asked to constantly watch over their children so that they do not disturb.

-The tenant undertakes to take the utmost care of the property entrusted to him. The dishes and other equipment of the house (chairs, blankets, etc.) must not be used or transported outside the house. All non-compliance will result in charges assessed from time to time by the person in charge. Guests will be held responsible and must pay for any damage, breakage or loss of goods made by you, or your visitors during your stay at the accommodation. Objects that are replaced must be of the same quality as the originals. Faults caused by the tenant or those of ordinary maintenance will be charged to the tenant and the amounts withheld directly from the security deposit.

-In cases of doubt, the person in charge will retain the entire deposit and will return any difference together with the receipt of the expense incurred for the restoration at a later time.

-It is absolutely forbidden to take linen out of the accommodation. Sun cream and oil, makeup and hair dye can permanently stain bed linen, sheets and towels. We therefore ask you to be careful when using these products; if, despite the efforts, the laundry is unable to remove the stains, you will be charged a fee to replace the linen.

-The customer expressly exonerates the manager from any liability for direct or indirect damages that may arise from innocent interruptions of essential services such as electricity and water.

-Inside the apartment, information and tourist brochures are made available to guests. For any additional information, guests can ask the owners.

-We decline any liability for the loss, theft or damage of objects of your property left in the rooms or for any accidents, thefts, damage to people or things simply because they occurred inside the property.
